Why Stage At All
Buyers Cannot Picture an Empty Room
An empty room photographs as a set of dimensions. Buyers scrolling a portal are not measuring — they are deciding in a second or two whether a space looks like somewhere they could live. Furniture answers the questions the bare floor leaves open: where the bed goes, whether the dining table seats six, what the room is actually for.
Physical staging answers them too, and costs thousands per property plus delivery, rental and removal. Virtual staging answers them for $20 an image, on photos you have already taken, without anybody moving a sofa up three flights of stairs.
The catch is that bad virtual staging is worse than none. Furniture at the wrong scale, shadows falling the wrong way, a rug that clips through the skirting board — buyers may not name what is off, but they register it, and it costs the listing credibility. Getting it right is a perspective-matching job before it is a decorating one, which is why we do it by hand rather than by filter.

Virtual staging questions
How much does virtual staging cost per image?
Virtual staging starts at $20 per image. If the room needs existing furniture or clutter removed before it is staged, decluttering is billed separately from $0.50 per image. There is no minimum order — you can stage a single hero shot or a whole listing.
How many rooms should I stage for one listing?
Most agents stage the rooms that sell the property rather than all of them — typically the living room, the primary bedroom and the kitchen or dining area. Three well-staged rooms usually do more than eight indifferent ones, and it keeps the cost proportionate to the listing.
Can you match a specific furniture style?
Yes. Tell us the style you want — modern, traditional, Scandinavian, mid-century, minimal — or send a reference image of a look you like. A reference is the fastest way to get it right first time, and we can return the same room in more than one style if you want to test which draws more enquiries.
Do I have to disclose that photos are virtually staged?
Yes, and you should. Most portals and real estate boards require staged images to be labelled, and the norm is a caption such as "virtually staged" on the image itself. We can add that label for you on request. Our virtual staging guide covers the disclosure rules in more detail.
Can you remove the existing furniture before staging?
Yes. Dated furniture, clutter, personal items, agent signs and camera equipment can all be removed first, then the room staged fresh. That is decluttering plus staging — the removal is billed from $0.50 per image on top of the staging.
What do you need from me to start?
The room photos as JPEG or RAW, and a line on the style and the buyer you are aiming at. Shoot rooms square-on and include as much of the floor and walls as you can — the more of the room geometry visible, the more accurately we can place furniture in it.
What if the style comes back wrong?
Tell us and we redo it. Revisions are included until the room matches the brief. Style is subjective and a first pass sometimes misses — that is expected, and it is not billed again.
Do you stage commercial and office space?
Yes — offices, retail units, restaurants and co-working space, furnished to the use the space is being marketed for. Send the floor photos and tell us the intended tenant.
Can I see it on my own photo before I commit?
Yes. Send one room and we will stage it free, with no card required. Judge the perspective and the shadows at full screen before you send a listing.
