Most properties are photographed while somebody is still living in them. The vendor tidied, and it is genuinely tidy, and the kitchen still has a kettle, a knife block, a bread bin and four magnets on the fridge. None of that is mess. It is just enough to stop a buyer imagining the room as theirs, which is the only job the photograph has.
The same thing outside costs more. A wheelie bin at the kerb, a car on the driveway, a hose coiled on the lawn — the front elevation is the thumbnail, and the thumbnail decides whether anyone opens the listing at all.
The work is not erasing the object. It is rebuilding what was behind it — the run of the worktop, the grout line, the grain of the decking, the gravel pattern on the driveway — so the eye finds nothing to catch on. A removal that leaves a soft grey smudge where a bin used to be is worse than the bin. How much does photo decluttering cost per image?
Decluttering starts at $0.50 per image, which makes it the cheapest line on most listing orders. There is no minimum, and it is commonly added across a whole occupied set rather than picked per photo.
What is the difference between decluttering and virtual staging?
Decluttering removes what is in the room. Virtual staging adds furniture to a room that is empty or nearly empty. They are opposite operations at very different prices — $0.50 against $20 an image — and they are often used together, decluttering an over-full room before staging it.
Can you remove large furniture, not just small items?
Yes. A sofa, a bed or an exercise bike can come out, and the floor and wall behind it are rebuilt to match. Larger items take longer because more surface has to be reconstructed, but they are quoted the same way.
Can you remove cars from the driveway?
Yes, along with wheelie bins, hoses, garden tools and the van parked across the frontage. The driveway or road surface underneath is rebuilt, including the gravel or paving pattern.
Can you remove my reflection from mirrors and windows?
Yes. Photographer and tripod reflections in mirrors, splashbacks, oven doors and bathroom glass are part of the service. Reflections take longer than ordinary removals because what is behind them has to be plausible from that angle.
Can you remove a rival agency for-sale board?
Yes, including boards visible through a window or reflected in glass. This comes up constantly on re-listings, where the frontage still carries signage from the previous agency.
Do I need to tell you what to remove?
A one-line note helps, mainly so we know what to keep. A dining table might be clutter or might be the only thing furnishing the room. Tell us what stays and we will treat the rest as fair game.
Is it acceptable to remove items from listing photos?
Removing clutter, bins, cars and signage is standard practice and does not change the property. Removing or concealing a defect is a different matter, and rules on altered images vary by market and board — we do not remove damage, and you should check your local disclosure requirements.
