Why a Floor Plan
Photos Show the Rooms. The Plan Shows the Home.
Listing photos show each room on its own. They do not show how the kitchen connects to the living room, which bedroom shares a wall with the bathroom, or whether the third bedroom is really a box room. Buyers work that out from the floor plan, and a listing without one leaves them guessing or scrolling on.
Drawing a plan is slow work for an agent or a photographer: transferring measurements, getting wall thicknesses and door swings right, labelling every room. Send us the sketch or the measurements and get a finished, branded plan back instead.
We draw from what you send. We do not visit the property, so dimensions on the plan are as accurate as the measurements behind them. A laser measure or a scanning app gives the best result.

Review and revise
Back in 24 to 48 hours as PDF, JPG and PNG. If a door is on the wrong side or a room name is wrong, tell us and we will correct it.

Floor plan questions
How much does a floor plan cost?
A 2D floor plan starts at $20 and a 3D floor plan at $29, per plan. Each extra floor adds $10 for 2D or $15 for 3D, so a two-storey house is $30 in 2D or $44 in 3D.
What is the difference between a 2D and a 3D floor plan?
A 2D plan is a flat top-down drawing of walls, doors, windows and room sizes. It is the standard plan on listing portals and in brochures. A 3D plan renders the same layout in colour with depth, so buyers can see how the rooms fit together. Many agents use the 2D plan on the listing and the 3D plan in marketing.
What do I need to send you?
A sketch with measurements, measurements from a laser measure or a scanning app, or an existing plan or survey to redraw. Photos of the property help us place doors and windows correctly.
Do you measure the property?
No. We draw from the measurements and sketches you send, so the dimensions on the plan are only as accurate as the measurements behind them. If a measurement looks wrong against the rest of the layout, we will ask before drawing it.
How long does a floor plan take?
Floor plans are delivered in 24 to 48 hours. Larger homes with several floors sit at the longer end.
What file formats do you deliver?
JPG and PNG for listing portals and MLS, and PDF for brochures, window cards and print.
Can you add my logo and brand colours?
Yes. Send your logo and colours with the first order and we will use them on every plan, so your listings look consistent.
Can you redraw an old or hand-drawn plan?
Yes. Send a photo or scan of the old plan and we will redraw it as a clean 2D or 3D plan. If the layout has changed since, mark the changes on it.
Do you show room sizes in feet or metres?
Whichever your market uses. Tell us when you order, or ask for both.
